1. About these terms

These Terms & Conditions ("Terms") govern your use of the REZ Property Management LLC ("REZ", "we", "us") direct booking website at reservations.rezroatan.com (the "Site") and any reservation you make through it. By making a booking, you agree to these Terms. If you do not agree, please do not use the Site.

REZ manages short-term rental accommodations located at Duna Tower and the Beta Hostel within the Próspera community on Roatán, Honduras. REZ operates within and is subject to the legal framework of the Próspera ZEDE jurisdiction.

2. Bookings and confirmation

When you submit a reservation request, you provide guest details and select your dates. A booking is confirmed once payment is processed and you receive a confirmation email. You are responsible for ensuring the accuracy of the information you provide, including the number of guests, contact details, and stay dates.

Occupancy is limited to the number of guests stated for each property. A separate occupancy license/rental agreement applies to your stay and must be reviewed and signed; its terms apply in addition to these Terms.

3. Prices and payment

All prices are displayed in United States Dollars (USD) and include applicable lodging tax where shown. Payment is processed securely at the time of booking through our third-party payment processor (Stripe). REZ does not store your full card details. By booking, you authorize the charge shown at checkout.

Long-term stays, length-of-stay discounts, and any promotional rates apply as displayed at the time of booking.

4. Cancellations and changes

Cancellation terms are those shown on each listing and at checkout at the time you book. Please review the cancellation policy for your specific reservation before completing payment, as terms may vary by length of stay. To request a change or cancellation, contact support@rezroatan.com.

5. Check-in, house rules, and conduct

Check-in is from 3:00 PM and check-out is by 11:00 AM unless otherwise arranged. Keys are collected at the front desk. Guests agree to follow the house rules provided for each property and to treat the accommodation, building amenities, and neighbors with respect. REZ may charge for damage, excessive cleaning, or violations of the house rules or occupancy license.

6. Building amenities

Shared amenities (such as the rooftop pool, gym, and coworking area) are provided subject to availability and building rules. REZ is not liable for temporary unavailability of shared amenities due to maintenance, weather, or circumstances outside our control.

7. Liability

To the extent permitted by applicable law, REZ is not liable for indirect or consequential loss, and our total liability in connection with a booking is limited to the amount paid for that booking. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

8. Governing law and disputes

These Terms are governed by the laws applicable within the Próspera ZEDE jurisdiction. Any dispute will be handled in accordance with that framework.
